The New Landlord Database and What Aylesbury Landlords Need to Know

Date Published 20 October 2026

Aylesbury landlords now have a published timetable for England's new landlord database. The government's 'Register your rental property' service is due to open on 15 December 2026, with the South East registration requirement commencing on 15 March 2027 and a deadline of 14 June 2027. These are the dates to plan around under the current government guidance. [1]

Why the database is being introduced

The Private Rented Sector Database forms part of the Renters' Rights Act reforms. It will record landlords and rental homes, helping councils identify properties and check compliance. The initial service is intended to support enforcement; public access to selected information will follow later. The details of what tenants will be able to see are still to be published. [2, 3]

The registration dates for Aylesbury

Aylesbury falls within the South East rollout. The national opening date in December does not mean every Aylesbury landlord must register that month: the published local registration window runs from 15 March to 14 June 2027. Earlier registration will be possible once the service opens. [4]
The property's location determines its deadline. A landlord living elsewhere with a rental home in
Aylesbury should use the South East dates. Landlords with homes in several regions should check each property separately rather than assume their whole portfolio has one deadline. [4]

Who needs to register and what it costs

The scheme covers landlords letting homes under assured or regulated tenancies, with an exemption for supported exempt accommodation. It requires both a landlord entry and a property entry. Joint landlords will each need their own landlord entry, linked to a shared entry for the property. [3]

The announced fee is £65 per property each year, with annual renewal. At that rate, one rental home costs £65 annually and a portfolio of five costs £325. Landlords should include the fee in their property budgets. [1]

What information should landlords prepare

The published requirements cover landlord identity and contact details, the property address, ownership and property type, bedroom numbers and whether it is let. Information about the freeholder, superior landlord or property manager may also be required. [3]
Tenancy information includes rent and payment frequency, whether bills are included, furnishing, occupancy and relevant licensing details. Safety information covers gas records, electrical certificates and EPC information, including relevant energy-efficiency exemptions. The precise documents required depend on the property and tenancy. [3]

Our practical advice is to create one clearly labelled digital folder for each Aylesbury rental home. Keep certificates, tenancy details and ownership contacts together, and check that the rent and occupancy figures match your current records. This should make registration easier and highlight missing information before the deadline approaches.

How your letting agent can help

Using a letting agent does not transfer the registration responsibility. Government guidance says landlords must start and finish the process, although an agent or property manager can supply certain information on their behalf. Detailed guidance on agent involvement is due before launch. [1]

Speak to your agent about which records they already hold and what you will need to provide yourself. Where Layco manages your property, contact us to discuss the information held on your file and how to prepare. Landlords should not assume their agent can complete every registration step for them.

Empty properties and advertising rules

The initial rollout covers homes already let or becoming let during rollout. The government says further legislation will introduce registration before marketing unoccupied properties, alongside a requirement to display landlord and property registration numbers in advertisements. These later advertising rules are not yet operational. [2]

If your property is empty, follow the latest guidance as it becomes let. Do not assume that a temporary vacancy removes the need to register once an assured tenancy begins. [4]

Registration is an ongoing responsibility

Records will need to stay accurate after registration. The published arrangements require updates within 28 days when relevant details change, such as rent, occupancy or safety certificates. Registration is also separate from any HMO or other property-licensing requirement. [4]
Buckinghamshire Council is responsible for enforcing landlord duties locally. Missing registration requirements can lead to enforcement once the relevant provisions apply. Landlords should treat the database as an ongoing part of property administration, alongside certificate renewals and tenancy records. [4, 5]

Preparing your Aylesbury rental property

For now, put 14 June 2027 in your diary, allow for the annual registration fee and organise your property records. Check the official guidance again before registering, as further operational details are still expected.
