If you are a landlord in Aylesbury, you may have seen the government's latest announcement about its new national landlord registration service.
The service, called Register your rental property, forms part of the Renters' Rights reforms. It will create a national database of private landlords and rented properties across England.
The broad idea has been discussed for some time, but we now have the details that matter most to local landlords: when Aylesbury properties must be registered, what it will cost and what information is likely to be required.
When will Aylesbury landlords need to register
The service opens nationally on 15 December 2026, beginning with properties in the West Midlands before the legal requirement is introduced region by region.
Aylesbury falls within the South East registration period. Landlords with rented properties in Aylesbury and the surrounding Buckinghamshire area will need to register between 15 March and 14 June 2027.
Landlords can choose to register earlier, from 15 December 2026, but the deadline is determined by the location of the rental property rather than where the landlord lives.
What will it cost
The registration fee has been confirmed as £65 per property, per year. This is not a single fee covering a landlord's whole portfolio.
A landlord with one rental property will therefore pay £65 each year, while a landlord with five properties will pay £325. Each property will need its own registration and the entry must be renewed annually.
For portfolio landlords, this is another ongoing cost to include in the annual budget. The larger practical task may be gathering and maintaining the required information for every property.
What information will be needed
Landlords will need to provide information about themselves, the property and the tenancy. This is expected to include the property type and ownership, rent and occupancy details, and information about any relevant property licence.
The registration will also cover important safety and energy information, including gas safety records where applicable, electrical safety documentation and the property's Energy Performance Certificate.
The landlord must start and complete the registration. Where a letting or managing agent is involved, the government is expected to issue further guidance explaining what information the agent can provide on the landlord's behalf.
Is the database bad news for good landlords
There is no getting away from the fact that this creates another administrative job and another annual cost. How smoothly it works will depend heavily on the design of the service and the clarity of the guidance.
However, a reliable national register should also make it easier for responsible landlords to demonstrate that they are operating properly. It should give councils better information and allow enforcement activity to focus more effectively on landlords and properties where there are genuine concerns.
For landlords who already keep their properties compliant and their records organised, registration should be manageable—provided they prepare rather than leave it until the local deadline.
What should Aylesbury landlords do now
There is no need to register immediately, although landlords will be able to register early once the service opens on 15 December 2026.
For now, check that the ownership and tenancy information for each property is accurate and that current gas safety records, electrical reports, EPCs and licence details are easy to locate. Portfolio landlords may also want to prepare a simple property-by-property checklist.
